What Is a DSCR Loan?

A DSCR (Debt Service Coverage Ratio) loan is an investment property mortgage that generally qualifies based on the property’s rental income rather than standard personal-income documentation. Credit, assets, reserves, property eligibility, and lender guidelines still apply.

How Does DSCR Work?

The Debt Service Coverage Ratio is a simple calculation that measures whether a property’s income covers its debt obligations.

DSCR = Monthly Rental Income ÷ Monthly Mortgage Payment (PITIA)

PITIA includes principal, interest, taxes, insurance, and HOA dues if applicable.

  • DSCR of 1.25 = The rent in this simplified calculation is 125% of PITIA.
  • DSCR of 1.0 = The rent and PITIA are equal in this simplified calculation.
  • DSCR below 1.0 = The rent is less than PITIA in this simplified calculation.

Hypothetical example: If eligible monthly rent is $2,500 and PITIA is $2,000, the simplified ratio is $2,500 ÷ $2,000 = 1.25. This illustrates the math only. It does not establish approval, pricing, or the income figure a lender will accept.

How lenders determine rental income: Depending on the transaction and program, a lender may review an existing lease, an appraisal rent schedule, market-rent evidence, or permitted short-term-rental documentation. The eligible amount and required documents vary by lender and property.

DSCR Loan Requirements

Credit Score

Select DSCR programs are available with credit scores as low as 620. A lender also evaluates leverage, property type, DSCR, reserves, loan size, credit history, and other guidelines. The lowest advertised score and highest available LTV may not apply to the same scenario.

Down Payment and Purchase LTV

Select programs offer purchase LTV up to 85%, which corresponds to at least 15% down payment before closing costs and reserves. The maximum depends on the complete scenario and should not be assumed at a 620 score. Lower LTV or a larger down payment may be required based on credit, DSCR, property type, loan amount, reserves, and lender guidelines.

DSCR Ratio Minimums

Many lenders look for a DSCR of at least 1.0 (break-even), while some programs may allow lower ratios with compensating factors such as a larger down payment, stronger credit, or additional reserves. A higher DSCR can improve available pricing, but thresholds and terms vary by lender and program.

DSCR loans can finance:

  • 1-4 unit residential investment properties (single-family homes, duplexes, triplexes, fourplexes)
  • Condos and townhomes (warrantable and some non-warrantable)

DSCR loans cannot be used for primary residences, owner-occupied properties, or commercial properties with 5+ units.

Lenders may still review credit, assets, reserves, entity documents, property eligibility, and other program requirements.

DSCR Loans for Short-Term Rentals

Some DSCR programs allow short-term rental (STR) income from platforms like Airbnb and VRBO. Instead of using a long-term lease, the lender may accept:

  • AirDNA data - projected rental income based on comparable STR properties in the area
  • Property management projections - estimates from a licensed STR management company
  • Appraiser’s STR income estimate - based on comparable short-term rental performance

Short-term rental eligibility depends on permitted use, acceptable income documentation, credit, leverage, reserves and lender requirements. Confirm which income method applies to the property.

Conventional financing may fit when you can document sufficient qualifying income and remain within its financed-property rules; pricing may be lower depending on the scenario. DSCR financing may fit when property cash flow is the primary qualification focus or conventional income and property-count rules are limiting. Actual eligibility and terms vary.

How Many DSCR Loans Can I Have?

Some DSCR programs do not impose the same financed-property limits used by conventional programs, but lender rules, borrower exposure limits, and property eligibility vary. This can make DSCR financing worth evaluating for portfolio investors who own multiple properties.

DSCR Cash-Out Refinance

Select programs offer cash-out refinancing up to 80% LTV. That ceiling is separate from the minimum advertised credit score and is not available in every scenario. Existing debt, seasoning, property value, rental income, reserves and other requirements affect usable equity and eligibility.

How to Apply for a DSCR Loan

Step 1 - Identify the property. Have a specific investment property in mind (or one you already own for a refinance).
